Preparation of a budget for the total cost of the transaction, including taxes, notary fees, registration fees, etc.
Meeting with the lawyer to explain the process and expenses of the purchase (notary, registration, taxes, NIE, etc.)
Meeting with the tax advisor to guide the client on tax obligations and advise on the different taxes in Spain and the Valencian Community
Checking mortgage charges, property managers, outstanding bills for electricity, water, etc.
Verification of occupancy certificate or new construction license

Checking for encumbrances in the Property Registry
Drafting of private purchase – deposit – reservation contract with subsequent assistance at the signing

NIE [Foreigner Identification Number], etc.).
Meeting with the tax advisor to guide the client on their tax obligations and provide advice on the various taxes in Spain and the Valencian Community.
Verification of mortgage encumbrances, property management companies, outstanding utility bills (electricity, water, etc.). Verification of the occupancy certificate or new construction permit.
Verification of property ownership.
Verification of encumbrances in the Land Registry.
Drafting of the private sales contract and reservation deposit agreement, with subsequent attendance at the signing.
Preparation for the notarized signing of the deed and attendance at said signing.
Ordering and collection of checks for the signing of the deed.
Application for capital gains tax and payment of fees.
